IMT Laguna Niguel

I’m writing this for anyone considering moving into this building. These are my honest observations after 6 months here (moved in May 2025, writing this in Nov 2025). With monthly costs approaching ~$3,000 for one bedroom apartment (rent, parking, insurance, hydro, utilities and MANDATORY PARCEL PENDING FEES that never works), I want to give a realistic picture behind all the recent 5-star reviews. ⸻ 1. “Smoke-Free Building” Isn’t Fully Accurate • Frequent weed/pot smells from units or balconies. • It makes it hard to keep windows open without the smell drifting in. • It’s nearly impossible to identify where it’s coming from. • Management’s response was: “If you identify the tenant, we’ll address it,” which isn’t realistic. ⸻ 2. I’ve been living at IMT Laguna Niguel for about two years, and recently I had a very frustrating experience with the parking enforcement. About a month ago I received a warning for parking in the guest parking area. Recently my parking permit had expired and I parked in the guest parking for a few hours. Instead of receiving another warning, my car was immediately towed and it cost me $525. When I spoke with management, they told me that because I had received a warning a month earlier, they decided to tow the car this time. However, as a resident who has lived here for two years, I feel that giving another warning would have been a much more reasonable and fair approach. I’ve been living here for 6 months. Here is a breakdown of my experience: 5/5 Staff: They are very kind and deserve a raise for dealing with IMT Corporate protocols. They are doing their best. 5/5 Landscaping: These guys do a great job keeping the property green and looking beautiful. 5/5 Neighborhood: Great location! So close to theaters, cafes, restaurants, Costco, and the beach. HOWEVER: 1/5 Amenities: • Gym: There is a Peloton room, but only 2 out of 6 bikes actually work. I submitted a support ticket in July of last year (right when I moved in), and they are still broken. • Yoga Room: The TV doesn’t connect to the tablet, rendering it useless. • Equipment: The "Boxing" equipment in the gym is broken and just taking up space. • Pool/Spa: The hot tub is rarely clean. IMT is a beautiful apartment complex located off of Crown Valley Parkway in Laguna Niguel, it has all of the amenities a tenant needs and the staff is wonderful. I would like to personally thank Jessica who is part of the wonderful staff that IMT has to offer. She works tirelessly to provide exceptional service and care for the tenants and future residents here. She is so kind, and attentive to all of our needs and does everything she can to ensure a positive experience with her great attitude and hard work.
