Multiple google pages for this company so I am going to make sure they all have a review. I am a renter - I have never been charged so many random fee's out of the blue until I dealt with Home River Group. I have been mischarged on multiple occasions and it takes months and months to get a resolution. HRG took over managing my lease from the property owner. Ever since it has been downhill and I miss dealing with the property owner directly. There was never any confusion or games. I fear I will lose my security deposit for some obscure reason as that seems to be quite popular the more you read the reviews. Rent always goes up but the quality of service never seems to follow. HomeRiver has been one of the worst companies I’ve ever rented from. There are unexplained fees that appear without any communication or clarification. Our property manager went completely MIA for months, and the company has struggled to retain staff, resulting in constant turnover. After that, we were assigned a new manager who also became unresponsive. Now, three property managers later, the same issues continue to repeat themselves. On top of that, I was locked out of the tenant portal for over a year with no meaningful assistance. Because of this, I was forced to pay fees through Walmart while dealing with outsourced agents who often didn’t follow through or provide accurate information. Slumlords. No better way to describe Home River Group. They managed the apartment I live in (before ghosting all of us in Dec. 2025 when the owner switched property managers - they couldn’t even tell us that this was happening?) Why 1 star?: 1) The apartment next door to us was empty and this long letter (discussing why HRG owed their deposit back) that our neighbors had left taped to the front door was left up while groups of new people started touring the apartment. The letter talked about urine smells, lack of communication from HRG, cancelled maintenance requests, broken plumbing, etc. The fact that this letter was left makes me think that HRG didn’t actually clean the place or even visit after they moved out before they started showings. I am an owner and I have been working with home river to manage a property I own. They swapped my property manager and left me with a regional manager who takes 10 days to reply to emails about basic ongoings with the property. His name is Jared Duncan. They have no problems with baking in secret clauses in their agreements about taking a share of commission if the house is sold under their management. Overall my experience with home river has been nothing short of pitiful owner beware.
