After living here for 29 years with only one (1) paint job (only because they put in new ducts to save the old Landlord money, so that our heat was no longer included in our rent and so we needed to pay for it to the electric company); no new carpets; a dishwasher that had not worked for three (3) years, notwithstanding reporting it numerous times; and so many other issues, I was ready to move, even though I loved the location and really didn't want to go through the expense, time off from my work, and packing up that it would entail to move. Living Here Feels Like a Lottery — You Never Know What Will Happen Next I have lived here for more than 3 years. Everything changed in 2025 when Hamilton Company bought this complex. Since then, problems have been steadily getting worse. First of all, the reviews about bugs and mice are absolutely true. The most frustrating part is not just the problem itself, but how it is handled. Pest control comes for a while, and then suddenly the service stops without any notice. When I ask the manager, Kyle, he simply says that my unit is “not on the list.” If the problem still exists, who decided to remove it from the list? The issue clearly isn’t solved. Stay away from this units. I rented this summer even I seen many complaints. Actually I believe the office manager. They promised me to they are worked on that issues and renovated units are no problem with mice and bugs. He was so nice while I was singed to lease. After few months I collected 3 mice and lots of cockroaches in my unit. Pest control started to visit my unit every month. Last few months they are not coming my unit anymore. According to manager my unit is not infected list…:). They moved from the list because no one ask them to issue still exist. But at the same time I did not tell them the issue issue solved. The manager was so rude this time. If you would like to live in habitats this units are for you. I am looking other rentals right now. I can not wait my lease end.

I've lived here for about a year and a half now and I think the people that work here are wonderful, and and they are very hard workers they are very conscientious workers. They keep the grounds spotless. And my neighbors are the best people.. Everyone is friendly. Highly recommend....

I have lived at the Hill Estates for 15 years. I have been VERY pleased with the transition to the Hamilton Group. Kyle and the staff are friendly, courteous and efficient. The hallways and laundry room are kept clean. I look forward to living here for many more years. Best value in Belmont! Howie Soul
