nice apartment, big issues. the downstairs flooded every time it rained since we moved in. never got it fixed. the office people are nice. About halfway through the year we tried to contact the owner for a lease renewal, no response. kept trying every month no response. asked them to fix several things towards the end of the year, no response. then our lease ended and we were put on month to month. eventually we were kicked out with 1 month notice, no reason given. we had no issues for them to kick us out. charged $220 to replace a drawer that was never there to begin with at move-out. When we moved in, pest control was at the neighbors apartment and he told us termites would be just a matter of time. nothing we could do. pest control is paid for directly by the tenant not owners. if yo

If I could give them negative stars, I would. When I moved into Midtown Flats in August 2020, it was the perfect place for me at the time. It was in a great location, it was a gated community, and I felt really respected by the property management team, Bright Properties. It was a bit more expensive than I thought a studio should be, but it seemed like one of the nicer studios I had seen and I needed to leave my apartment, so it felt like the best move for me at the time. Overall, I enjoyed my experience so far in this apartment but it became apparent by the time I was getting ready to renew my lease for the second time that their management style of the complex had deteriorated and seemed more eager to squeeze all the money out of their residents. If I could also give them negative stars I would. Had to call multiple times to get anything fixed, tried to charge us for things that should be covered in the lease (normal property wear). House was dirty and had holes in the walls upon move in and had busted screens on the windows. Was not given keys to garage door (garage was only accessible from outside) and got locked out of garage. When I asked for someone to come out and make a key they tried to charge us an expedite fee from a garage door company even though they did not provide proper keys during move in. Lastly, we were charged a sewer cleanout fee for a "tampon removal" when it was 5 guys living in the house. Habitation realty has some of the most beautiful properties in town. It’s too bad they could not care less about the tenants that occupy them. They will do anything for a quick buck make sure you are thorough with the lease agreement and properly note any discrepancy of the house when you move in as they will steal any of your money they can. Maintenance just does not exist and if you somehow find them or contact them they will show up when pigs fly. Their lease includes black out dates that are one third of the year so your practically their prisoner. My security deposit was $750 and I spent a week cleaning blood sweat and tears and they asked for me to pay an additional $300. The Real estate rules somehow just don’t apply to them.

Updated July 2022. Information to consider before renting from habitation or using them as property manager - Rent increase from $530 to $835+$35 for water = $880 in two years. Listed one-bedroom for $895, but dropped to $695. You sign a one-year lease. After that you are kept on a month-to-month lease so they can raise your rent at any time - which they most certainly will do. Positive! We didn't have hot water for washers or gas for the dryers for two months, but they were eventually replaced with brand new machines AND they're free--no more coin-operated laundry! Unfinished repairs, outdoor light above gate removed and not replaced, 8' x 3' historic sign fell in a storm, never replaced.
