Not a great builder. Many shortcuts - scrap wood used around the house, and many imperfections throughout on painting (drips, hair embedded in paint), finishing work sloppy, etc. Unresponsive or long delays in replies for warranty issues and other repairs. Contractors don’t show up for scheduled repairs. Contractors leave their garbage and debris all of the neighborhood, including sharp objects that have lead to numerous flat tires. Found tons of garbage in our landscaping. One bathtub drain full of dried caulking, door knobs falling off, ceiling fan connections supposed to be pre-wired, most are not. Severely uneven yards prone to flooding throughout neighborhood. Promised amenities not started after 14 months. Common areas have waist high grass, yet they violate the HOA rules. Temporary

Definitely do not buy a home With this company. Man what a joke this has been the warranty is a joke and the quality is trash. Stay away from this company and builder.

I first must say that I have not built a home with Great Southern Homes even though I did want to. I have had contact with Three different Representative. I was trying to build either the Gardner II or Madeline II both with a side entry garage. Our first contact was in person in Conway SC where we walked into a model and were ignored. Our second was over the phone I spoke to a gentleman, I told hime I liked the Madeline in Florence SC and wanted to build that either on the coast or upstate and he never called back. I then gave it one last try and text back and forth with a rep on line and again I never heard back. I can't tell how disapointed I am with this company, why would you build a house with a company that ignores you. I have already built a house in Conway SC, I know how crazy it

Great Southern Homes Warranty is a JOKE! We have been in our home for almost a year and have had major issues with water draining into the road. GSH makes excuse after excuse on how its our fault we are having this issue. To the extent that they blamed the fence company, when the issue was there BEFORE the fence! And they were on the property before and after the fence! The representative would response in a way that actually had us concerned that she might not be OK. Saying things that made absolutely no sense at all and would talk in circles. Our neighborhood still doesn't have a pool, hasn't even started building yet ( when promised it would be done a year ago) . Construction has been done since Dec 2023 and the roads still aren't paved. We will never recommend GSH to anyone!

I live next to where great southern homes is building a neighborhood and I am constantly picking up trash out of my yard. I have taken it up with the project manager but yet I am still picking up their trash constantly. It is not my job to pick up the trash from the crews that are working on this project. They are not even right at my house yet next to me building this is stuff that's coming from further away I can only imagine what it's going to be like when they're building directly next to my house.
