Disappointing Experience Compared to Other Management Companies I own several rental properties across the country and have worked with multiple management companies. Unfortunately, my experience with this company has been the worst so far. For comparison, my best experience was with a property I own in Denver: tenants moved out on June 30, the management company completed light touch-up work and cleaning immediately, and new tenants moved in the very next day. No downtime, no rent lost — exactly how efficient property management should work. With this company, however, my experience has been very different. I lived in one of the properties they manage for three years. Understand that if you are a renter you are NOT the customer. The property owner is the customer that Genesis serves. They are incentivized to give you, renter, the worst possible service they can get away with. Obviously, real estate markets being predatory and property managers being parasitic isn't anything new. It's still worth saying that rental leases are unequal, exploitative contracts. Beware! Hopefully, one day the good people at Genesis will get real jobs. Jobs where they use their knowledge and connections to make our beautiful city a better place rather than siphoning off money to enrich absentee landlords.

Worst rental property management I’ve ever had to deal with. Angie was horrible to deal with, she always had an attitude and was never helpful or reachable. They don’t maintain their properties at all. I never used the garbage disposal throughout my tenancy because it never worked. I couldn’t take a bath without it leaking through the ceiling into the downstairs from a shady repair they previously did. Don’t expect to get your deposit back at all because they will keep every bit of it. They claimed I had a dog in the house when I don’t even own a pet and never had one in the house. Charged me for a garbage disposal that never worked my entire residency even though I notified them that it didn’t work.
