I’m so heartbroken If I could give zero stars I truly would. Me and my boyfriend were emailing back and forth with Nancy Franko, we had applied to rent a home and were pre-approved. Even before getting pre-approved we had issues as we had to wait for certain documents to come in to send to her, I sent an email explaining that we were waiting for documents to which I got no reply, until a few days later which I got an email saying that my application was canceled. I explained the matter and moved forward with my application. After getting pre-approved we went to go look at a home for rent and loved it, I had emailed Nancy once asking a few questions about utilities and that same day a few hours later I emailed her that me and my boyfriend wanted to move forward with the unit we picked. Im becoming more and more concerned with the values of this company. In my community, rent is becoming exceptionally high to the point they are outpricing good people who have lived in their communities for years. Their excuse is that theyre keeping up with the market, but what does that matter when good people are losing their homes theyve had for years. A double wide was only about $1300 not too long ago, and skyrocketed to $1500 within the last year. I just saw a listing for a double wide that opened, and its increased to $1650?!?! This company is nothing short of greedy, and it wouldnt surprise me if all the good people move out because of how ridiculous their rent is becoming. Even the singlewides are getting expensive. People are struggling but they obviously dont care. 1/1/2025 edit

Updated 9/4/25 - In response to Garden Homes Corporate's very unprofessional reply to my review - those tires are my planters and I paid for them and I bought REAL flowers to plant in them(fake flowers my ass) and while they claim that the tenants lease & community guidelines states what is and is not allowed for planters - there is zero information about any sort of flower beds or gardens of any type so my planters are and have been completely legal. The tires were my planters long before GH called them "trash" and insisted they be removed. I also know other GH mobile home parks allow tenants to use tires as flower planters, so management specifically targeting me is definitely harassment. Personally I will totally go five stars. This is my SECOND time living in my present park. There's a reason I was so eager to return over anywhere else. Four years of living here now (I actually live across the street from my prior rental!). It's a lovely quiet neighborhood, it's a lovely place to raise my kiddo, and we have a terrific yard. In my years here we have had some repairs, and the repair techs have always been respectful of entering our space. Plus the park manager (who's a huge reason I came back she's lovely) and the onsite maintenance are amazing people. The office staff has always been helpful to me personally, and helped me any time I had a question. And to make sure I have all my documents up to date. I love my community and I'm looking forward to the next year here.

I saw someone else had issue with the rent, and I have to agree. Ive talked to some of neighbors and so many are worried about rent. Me to honestly...its getting to be ridiculous.
