Folksong Apartments

My family and I moved into Folksong Apartments on February 7, 2026, and we could not be more pleased with our decision. From the very beginning, the leasing process was seamless, efficient, and stress-free. Miss Amanda, our leasing representative, was absolutely wonderful—professional, knowledgeable, and genuinely welcoming. She made the entire experience smooth and enjoyable. The community itself is beautiful, peaceful, and exceptionally well-maintained. It offers a quiet atmosphere that immediately feels like home. The amenities truly set this property apart—a stunning pool area, an impressive dog spa, a fully equipped fitness center, and a dedicated yoga studio that feels like a private retreat. Moved here in 2023 under the old management team, and I’ve watched this complex deteriorate rapidly under new ownership. Feral cats roam the complex at will. Unleashed large dog breeds are common, and we have had multiple instances where my pregnant wife and I felt unsafe roaming the grounds. Warning the complex brought no results, and recently we had our first dog attack in the complex. Noise is both common and out of control, unsupervised children sit outside of apartments from 2-11 p.m. frequently, screaming and throwing food and drink at one another. It’s not uncommon to see multiple toys, leftover food and drink, and general waste around the complex. Pet dander is simply dumped into common areas, in lieu of throwing it away or using a pet grooming facility on site. Pet waste litters

I’ve lived at Folksong Apartment Community for two years and am now downsizing from a 3-bedroom to a 2-bedroom. I looked at several other communities in the area, but none compared in terms of amenities, floor plans, or the overall feel of the apartments. When I decided to renew, Amanda and her team were extremely helpful and went above and beyond to make sure my transition would be smooth. The community is always clean and feels safe. If you’re looking for a warm, friendly place to call home in Flowery Branch, I definitely recommend Folksong.

I recently visited Folksong and I'm very impressed by Amanda who helped me out looking for apartments. I plan on signing with them as soon as possible!. Amanda was very customer-oriented, conscientious, honest, upfront and very service oriented. Great experience!

Honestly I wish I didn’t have to do this.. this place with its amenities are super nice, but once you live here as a tenant and you will realize it is a nightmare! I will be giving you a few reasons why this is and I suggest you read the reviews before you move here. Photos will also be attached. 1) The staff here could care less about you and are all about their money. There are several examples of this one of them being a situation I am currently dealing with. My family and I were charged a lot for water and sewage over 200$+, and when we told the complex about this problem last month (Jimmy fixed the price but they never came out to address the problem) and so in December we were charged over $300 for water and sewage We were told that Jesse would be in office on December 31 and Jimmy
