Flatts at South Campus

We’ve rented an apartment at Flatts South Campus for three years, and our experience has consistently been excellent. Throughout our time here, maintenance and improvements have been responsive—our washer/dryer and living room furniture were replaced since moving in—and the entire staff has always been friendly and helpful. Today we renewed our lease with Jalen, who made the process incredibly smooth. He was professional, responsive, and informative, taking the time to explain everything clearly and ensure we felt confident in our renewal. His attention to detail and genuine willingness to help made a big difference. Jalen is a rockstar, and we truly appreciate the outstanding service!

The Flatts has been the perfect place for me these past two years. From its location, the rest of Oxford is easily-accessible. The layout and design of the apartments are neat and well-thought out; the maintenance team is polite and quickly-responsive, and the available amenities are exceptionally fantastic. I’ve met many other residents here that are sure to be lifelong friends of mine. The staff are all so friendly and down-to-Earth. They constantly go above and beyond to organize events for their community. There is always something to look forward to. The Flatts at south campus was a great place for our son to live while attending Ole Miss. Desiree was exceptional in all aspects, anything we needed she went above and beyond to help us with. The property manager was also kind and as a mom of I called with anything he was helpful, even would give me examples of interactions with my son that made him smile. Great place.

DO NOT LIVE HERE — TOTAL MONEY LEECHES. Avoid this place at all costs. They prey on students and are only interested in draining your wallet. I’ve had multiple friends with awful experiences, and the most recent one is just outrageous. A friend of mine was in the process of signing a lease, but it wasn’t even finalized. There was no guarantor approval, no complete signature. Despite that, the management claimed the lease was binding and demanded full payment. Fine, my friend decided to find a sublease. But now? They’re charging her nearly $900 just for subletting and on top of that, the new person subletting is also being charged a similar fee. That’s almost two months of rent sucked in right there. This place has roaches and botflies and mold in the fridge. I couldn't even move in because it was actually so disgusting. The paint is like the landlord special and they just straight up painted over everything and it looks lowkey ghetto. My bathroom sink drain didn't work but they did get it repaired super super fast so thanks. The people at the front desk are very nice as well. Overall, the staff is great but specifically the pest people and whoever is in charge of checking the rooms is not good at all.
