Falls at Arden

This complex is now under new ownership as of November 2025. Be aware that there’s no longer a free way to pay rent. Management switched to a payment system called Prisma, one of the lowest-rated resident portals in the app store. It’s hard to set up, unreliable, and adds fees — expect to pay around $120 per year just to process rent. The “alternative” is to open a Prisma “Passport” account, which charges $5 per month unless you keep a $3,500 daily balance or spend $1,000 each month on their debit card. In practice, that means you’re opening a bank account through their payment processor just to pay rent. It’s hard not to question why ownership chose a system that shifts costs and complexity onto residents. Edit: So now on top of the platform fee I am being charged a service fee as well

These apartments were recently purchased. The management team is very weak, and the lady in charge is extremely rude and disrespectful. I went to their office for three days, but they haven’t replied to my email. Their response was that they just started working and are busy. They don’t even know how to do their job.

But she was really good about reaching out during each step and letting me know what to take care of next. During the process, her calls helped me prioritize and made the tasks I had to take care of very painless. I lived at the falls for about a year and I wanted to share how great of an experience I had living here. Since day 1, Susan has been an amazing help to my partner and I and has made the whole process of moving in an effortless and positive experience. She always made sure that our needs were met the few times we had maintenance requests, has always had a cheerful and positive upbeat attitude. I cannot thank her enough for her hard work and dedication to keeping tenants happy. The apartments themselves are beautiful, spacious, and the environment is full of trees and a nice large park across the street. Parking has never been an issue for us as there is open uncovered parking available for guests. I have had a great experience living here thus far and have no complaints.

Excellent management and maintenance team! All maintenance requests are handled promptly and efficiently. My building is situated in a quiet area, which I truly appreciate. The complex is ideally located near grocery stores, art galleries I visit on weekends, beauty salons, and car repair shops. The convenience of this location allows me to run errands quickly. Michaels is nearby for art supplies, the nail salon is practically across the street, and there are plenty of dining options close to Falls at Arden.
