Factor Property Management

I’ve had a good experience living here at Warren Townhomes. The house is clean, modern, affordable and in an ideal location. Management is pleasant to work with, and the only issue I’ve had so far, a leak in the dishwasher, was promptly dealt with. My only criticism is that I was not able to extend my lease longer as another group has signed a lease for the fall.

Lovely building! It is very clean, and everything is well maintained. There are a lot of amenities, such as a pet washing station, storage units available to rent for cheap, a rooftop patio, and a gym. Everyone has been very friendly and welcoming since I moved in (11/11/25). The building is next to a small pond and is also within walking distance of a Hy-Vee. The apartment units have stainless steel appliances, multiple ceiling fans, an in-unit washer and dryer, and lots of closet space. I don’t personally have a garage, but I’ve seen them, and they are very roomy and nice. I’m very happy with where I live!

Deanna and others have gone above and beyond on multiple occasions to ensure that my tenant experience is nothing short of excellent. The staff is always helpful, polite and available. This has been an enjoying living experience thanks to the staff. They are phenomenal!

I've had a fantastic experience with Factor Property Management at The Forde! From the beginning, everyone I've worked with - Leanne, Shari, DeAnna, and Chad - have been incredibly professional, responsive, and kind. When I submitted a maintenance request, it was scheduled the same day and handled as quickly as possible, which really impressed me. Their use of the AppFolio portal makes everything from rent payments to service requests super easy and efficient. The apartment itself was in near perfect condition when we moved in, it was clear they took the time to ensure everything was clean and in good working order.
