Fab Appraisals

Seemingly sweet if somewhat disorganized appraiser at onset. I like to give my $$ to local, family-owned businesses and was initially happy to support Wayne. For the actual appraisal, he sent his son, who spent less than 10 minutes at the property and came back with an appraisal that I felt like did not reflect the actual current market value of the home. When I called to ask how he calculated the appraised value, he became immediately defensive and angry, bordering on insulting and abusive (accusing me of calling just to give him “crap” and with ulterior motives). When I asked if he would adjust the appraisal if I listed it on MLS and couldn’t get the sales price he indicated, he said that I didn’t pay for a guaranty, and it would cost $10,000. Made a appointment with Wayne Rogers to come and appraise my house. When he did not show up at the time of appointment. I called him and he said he thought I cancelled the appointment. He was so confused and he said he will meet me later and I said fine. Once he got to my house he talked about his drinking habits and how he was getting sober now. I should have said no thanks at that point but since I already wasted my time and money on Wayne I decided to let him continue. He didn’t look at anything just took few photos in each room. Didn’t care about any thing I did as upgrades. Once I gave him a list of upgrades. “he said” Sounds like the house is worth $900K from previous purchase price plus upgrades. so then I said DC valued my house for taxes 1.03M, he kind of brushed me off. Wayne was very responsive and professional. He was able to appraise a property of mine within a week of contacting him, and he provided the appraisal 4 days after viewing the property. He was on time and very courteous.
