Based on the experience I had, I would strongly recommend that Hudson County homebuyers avoid making offers on homes listed by this agency. The property I tried to purchase received multiple offers and eventually went "highest and best". I complied with the deadline for offer submission and won with an offer $52k over ask, with a $25k appraisal waiver and a $5k inspection waiver. Once we got into attorney review, the seller's agent asked my agent what we could do to "sweeten the deal" -- apparently higher offers came in after the deadline. They ended up terminating the deal and taking a higher offer. Of course, the seller was within her rights to kill the deal for any reason (or no reason) during the attorney review period.
