Colonial Community Management

I've worked with Colonial Property Management as a homeowner and board member in one of their HOAs on a monthly basis for the past 14 years. Overall, they've been fantastic to work with. Colonial Property Management knows and follows the Nevada State Rules & Regulations regarding HOAs; they know and follow each HOA's CC&Rs. They genuinely care about their homeowners, vendors, and associates. They have good working relations with all of their vendors which is absolutely necessary in our small community. Qualified and affordable vendors can be very difficult to find. They take care of thousands of homeowners' properties. There may be times that something falls through the cracks, especially if it relates to a vendor that told them they took care of a work order when they really didn't. Howe

First and WORSE Property Mgmt Co in Mesquite and Las Vegas! First, they are not working the hours noted. Their company recording states they should be open, but aren’t, Second, they do not understand or feel lender break confidential conversations, Third, they create more havoc between residents when there is really no problem. This is the first place in 40 years I have ever had an issue with a neighbor! When addressing the concern the office smiles as if to let you know they are aware. This is the only place that offers contradictory information about paying HOA dues. Lastly, he owners of the company could care less.

HOA is absolutely awful. Young, first-time homeowners here and never heard anything from these people until we got a $500 bill in the mail saying we were overdue for things not even stated in the letter. People can’t afford a random $500 bill for things that are essentially someone else’s preference, NOT IN THIS ECONOMY! “We get that we haven’t reached out to you and this large overdue bill is the first thing you’ve heard from us in months, but we need you to pay your bill in addition to the fees we’ve added…”— are you kidding?? I would warn any potential buyers thinking of purchasing a condo in the Rock Springs I condo community. Colonial 'Community' Management is woefully unconcerned with issues related to condo ownership and community upkeep. Especially issues with dogs, landscaping, and especially with water availability for individual units. The water issues are ongoing and have been problematic at least since we bought our condo back in 2022. There have been an unending increase in HOA fees and secondary assessments since we purchased our condo and that proves to be concerns and especially for seniors living on fixed incomes oh say like Social Security. HORRIBLE! They never answer their phones and they are so rude and they don't care 1 bit about your needs... absolutely horrible. I am very thankful we are jusy renting. I had a simple question and I have called many many many times... no call back and no answer. Ever. Absolutely horrible especially with how much they get a month from the home owners.
