If I could give 0 stars I would. My wife and I have been searching for a home to rent for weeks now and came across this company that was advertising a home. Granted my credit is not 100% and I completely understand that as well however when it came time for the credit check they hit my credit with a HARD INQUIRY which dropped my score 78 points. This isn’t my first time doing a rental application and I’m aware of credit checks however it’s supposed to be a “SOFT “ check vice hard inquiry. Their website advertises a soft pull and there’s nothing stating in the application for a hard pull. Zero stars isn't an option unfortunately. I'm active duty military and was trying to rent my house through them as I moved to another unit. I was with them only for about 4 weeks. I called to check on applicant's and how everything was going. The property manager almost acted as if she really didn't have a clue what was going on with the applicants that were pending (holding up other applications). My house was listed NOWHERE and no one could see it at all. So I had someone else to go check on the property and my back door was left WIDE OPEN. I called Georgia power to check what the electric bill and kilowatts spike was and it showing that the door was left open for about a week and 2 days. I have been living in one of their rentals for almost 8 months in Woodbine, GA. Every interaction I have had with the staff has been courteous and friendly, even through handling a discrepancy right from the start, to situations which have arisen since my becoming a tenant. Quick to address an issue, even when I contact them after hours, it was taken care of promptly. They have always been helpful! I have nothing but good things to say about my personal interactions with them.

I cannot state clearly enough how much you should seek another company to manage your properties or from whom to rent a property. As a tenant I was constantly bomarded with rude personnel, ridiculous rules and failures of their systems which resulted in additional expenses for me (like their bill pay website glitching). As just one example, they took three days to send a technician out to see why our AC wasn't working (in South Georgia summer) and claimed nothing was wrong with our system despite the housing being 85*. When we finally were so frustrated that we looked ourselves, it was a simple fuse that needed replacing. They are just slightly better than slum lords in their ability to squeeze you for money while paying for nothing themselves.

If zero stars was an option, I would give it to this agency. If you want anything done, you have to hound them to do it. The staff was not helpful in any way, shape, or form. Due to a blatant lack of any sort of notification regarding their policy around certain breeds of pets, my time and deposit money was wasted applying for a house under the false pretense that I actually had a chance to rent the property. This is villainy if I have ever seen it and I will be attempting to pursue further action with the local authorities (Georgia Real Estate Commission Board). I talked to a majority of the staff to try to get said problem resolved and none of them offered me any help; a lack of effort was evident. All they were willing to do was recommend me to get in contact with corporate, but when yo
