Citizens Square Villas (55+ Apartment Community)

Good morning. I was looking for new build home in a nice clean neighborhood with sidewalks and street lights. I remembered a nice new build senior home next to my nice Walmart in Dallas. GA. Walked into Citizens Square Villas office, it smelled so good, put a smile on my face. Then Ms Ashley helped me with explaining and answering all of my questions in detail. She is very professional and made me feel comfortable. Once I saw how nice one of the homes was inside and out. I applied and got approved.

Since the new management company things are worse. We had a leak and mold issue that we reported for 3 solid months to get repaired. They sent someone out and all they did was paint over the leaky spot. Never removed or cleaned up the mold. Managers are very rude and inconsiderate. The dumpsters are constantly overflow flowing. And for it to be a 55 community there sure are enough children running around.

***UPDATE: Six months in: Ceiling is still the same. No response to maintenance requests. I suppose it is time to update this review since I have been here almost 5 months. The two maintenance issues noted during my walk-through (in February): one was corrected on May 23rd (after SEVERAL requests). The other - an unsightly, bubbled, rippled, stained area on my living room ceiling that was the result from an apparent roof leak - still remains (see photo). I am relentless in my requests, both written and verbal, to have this corrected. However, they go unaddressed. I'm very disappointed and frustrated with the amount of rent that residents pay to live here. My recommendation to future tenants: do not sign a contract until repairs are completed; otherwise, it is likely they never will be

*** NOTE UPDATE ON REVIEW*** 8/31/25..... The units are modern, spacious and beautiful. Ashley in the office is AWESOME and answers all your questions and needs! Outstanding customer service and a beautiful and quiet property.! Excited about new beginnings. ***** 8/31/25. I have attempted for 3 months to get my back door fixed. The wood is splintering, the paint has peeled off long ago. I was told yesterday (now 3 weeks ago!)I would need to be here and they would be here in 15 minutes to repair after they came out and looked at it. Another day passing WITH NO FOLLOW UP and they have yet to show!!! NO correspondence either! Perhaps another 3 months and I can get it completed. 🙄.. extremely frustrated. Other than that, Ashley is awesome. And I do love my apartment, but request for repairs

It has officially been about a week and a half since my mother and I moved in, and I can confidently say this was the best decision we could have made. The Property Manager, Ashley, is truly an angel on earth. She made the entire process from the application and tour to the move-in completely stress-free and seamless! What I initially thought would be an overwhelming experience turned into a smooth and easy transition, all thanks to Ashley’s incredible support. I highly recommend this community! It’s clean, quiet, and centrally located to everything you need. I couldn’t have asked for a better place for my mom and me. And did I mention how amazing Ashley is? I was so overwhelmed with gratitude that I literally broke down in tears in her office when she handed me the keys. I’m looking for
