Caras Property Management

This is the worst rental agency in Montana. Their basic business model is to keep ALL of your deposit regardless of the condition of the rental at lease end. They operate in all the smaller towns around Missoula and gouge people in these areas where incomes are typically less. These are opportunistic vultures. Do NOT USE THEM.

Staff is kind and professional as well as very responsive to calls and messages. Sometimes the administrative processes felt convoluted, but I don't work in the rental industry and can only imagine what they deal with. My experience renting from Caras over the past couple years has been positive, and I would recommend this company as a trustworthy one.

If you have a choice to rent from somebody else, do it. These guys are famous for keeping as much of your deposit as they can, if not all of it. When you do get it, it takes a couple months to get your money back. We had to finally take them to small claims court to get our deposit. The staff is rude and for the most part, incompetent. They try to charge you for “normal wear and tear”, which they must know is against the law. They count on their customers not knowing any better and just letting them keep their money. Find another, competent company to rent from.

In my experience the staff in this office is always helpful and friendly when I go in to the office. They answer questions anytime. The maintenance staff i have dealt with have been nice, fast, and efficient. More people should give them high stars!!!

I rented from Caras for 3 solid years. Rent rose every year $100-$200 at a time with no improvements to the rentals. I was a very good tenant- no late pays, on time and would communicate with them often. I could not afford it anymore, so I gave my notice to exit. I did not quite give 30 days but I was well within my lease re newel date which was the end of July 2023. I followed the required list and cleaned the apartment, gave receipt of the carpets professionally cleaned required on my dime (he complimented my apartment for how it looked) and made sure to be out before the renewal date July 31st, 2023.
