TLDR: The worst living experience I have ever had. Mice, mold, smelly hallways, collapsing ceilings, and predatory management. The only redeeming quality is location—everything else is a nightmare. I've lived in several cities across the country and internationally. This is hands down the most negligent landlord I've ever experienced. From property management to deceptive upper management policies. I cannot overstate the importance of AVOIDING living at a property owned or managed by Barrett & Stokely if you are living in Indianapolis. If you have no choice, know what you're getting yourself into. I am being forced to take the owners to court for breech of lease terms (as they charged me $400+ worth of repeated $10 & $75 "admin fees" for a pre-paid bill that was incorrectly sent to them o

I would not recommend Canal Square Apartments. I've lived in several apartment complexes, and unfortunately, this has been my worst experience so far. While there are a few positives, such as the central location, kind neighbors, and a quiet community, the negatives have significantly outweighed the benefits for me. My biggest issue has been the management's lack of attention to maintenance requests. In our two-bedroom unit, one room receives all of the air conditioning while the other gets almost none. We submitted a maintenance request to investigate a possible blockage, but it was marked as “Resolved” almost immediately—without anyone ever showing up. We also brought up another issue in person regarding a loud, persistent banging noise coming from our water heater, which was never addr

I would have given this place 4 stars as living there wasn’t that bad. Maintenance was a pain in the ass sometimes and is way overpriced imo but it was a nice starter apartment for someone moving in from another state. HOWEVER my boyfriend and I outgrew the apartment pretty quickly and decided to buy a home as we actually pay less for that than the apartment. We did everything we were supposed to do to end our lease early, paid 5 grand, no issues. But now we have yet to hear back from management regarding our account. We moved out in December it’s almost March. We keep being told they will get with us soon and never happens. The lack of care for current and past residents it’s wild to me.

I really prefer to live at Canal Square Apartments! The room is tidy, spacious, and comfortable (also have rooms including washer and dryer for me to choose) — perfect for relaxing or focusing on study. The building makes me feel safe, which makes it a great environment for students or professionals. The staff here — especially Arli Perez (Leasing Specialist) — is very friendly and responsive, has been incredibly helpful in answering my questions about the apartment and lease contract. The community amenities are well-maintained and genuinely useful — from the gym and swimming pool to the study lounges and outdoor spaces. The location is super convenient, especially if you’re attending nearby schools or working in downtown Indy. It is also a big plus that the complex is pet-friendly! It

Canal Square has been more than just a place to live. It’s been a home filled with warmth, comfort, and community. As a student, I’ve felt incredibly supported here, and I’ve made lifelong friends and memories I’ll always treasure. The gym and pool are my favorite escapes after a long day, and everything in the apartment works exactly as it should, making daily life so smooth. I especially want to recognize Jose from the maintenance team. He’s kind, prompt, and always goes above and beyond to make sure any issues are fixed right away. The property is clean, peaceful, and thoughtfully maintained, which makes coming home feel like a little sigh of relief every single time.
