Campus Properties 4 Lease

I lived in a studio at the Collegio building from April 2022–Aug 2024. CP4L was great at first but was getting worse the longer I lived there. Since it's lease renewal time, it seems like a good time to leave my review. The studios are decent, some stuff getting old, but they did generally acknowledge and repair things as needed. I think rent is now >$1300 – that's more than I ever paid and not worth it in my opinion. A few issues I had: - my deposit was not returned on time. They claimed they sent it when I asked, but I have Informed Delivery and it never showed in my mail notifications either. - It’s a dirty building, there were always ants in the hallway and my apartment (on the third floor, even in winter) though I kept all food sealed so there was nothing attracting them to my unit

We are revising review after Christian accused my small business of not paying rent even after I showed receipt and confirmation, he did not apologize and demanded more. We are moving and will take this to court if needed. Their manager Tabitha recently stepped down and it seems they are not prepared for that and are in a state of chaos now. Very sad as we enjoyed space.

Rented commercial space in the Collegio. Great prices, though it's a hard building for clients to find. Phone tag is the norm and their team is hard to reach. If I ran into any issues my experience might have been different, but it was relatively smooth sailing.

I had a showing scheduled online via their website and confirmed within the hour they asked for via text message in their system for 808 West Prospect Road. Showed up early, all doors were locked and nobody showed up to show the apartment. Waited for 10 minutes then left. No response or follow up from company on what happened.

CSU students please be aware of this property management company and all of its locations. Management is truly taking advantage of studnets. CSU legal services can contest what has been happening at these properties. STAY AWAY!
