Such a great experience! The staff is amazing. Alina was super responsive and personable throughout the leasing process, Germaine is amazing as well. I had a few items noted at move in and they were fixed within 24 hours, they were clean, efficient and even left a note for me letting me know when service was completed! I’m in property management and I can definitely say the staff here does an amazing job! The high ceilings are also gorgeous 🤩 Edit : 2 weeks into living here and everything is still great. Had a small issue with my fireplace, called emergency maintenance and they were there very quickly. Alina and Antonio made sure to make me feel taken care of in the meantime. Can’t recommend this place enough!

The maintenance and staff at the front office are very helpful and respond quickly but the issues with the complex are things the owners should reconsider and update. The apartment itself was sufficient in terms of space. Everything is mostly painted over. Normal wear, such as cupboards, easily scratch and dent. It’s a huge complex but there aren’t enough trash bins to accommodate the amount of trash people accumulate. There were piles and piles of trash flowing out of the trash bins weekly. A few times I found cockroaches in my apartment and around the complex, and I know this isn’t just an issue I would only experience. The owners should consider investing in routine pest control. There are laundry facilities on site but the machines are not maintained well and you’re better off going

Apartments themselves are nice enough but the managing company is trash. The main laundry room was "Out of Service for Repairs" for over 6 months and is the only one open past 5pm. The leasing office is closed on the weekends and they get every obscure holiday off so good luck getting ahold of them. The maintenance crew was nice but it would take multiple calls to the office for work orders to get done. Add on top that they will gyp you out of your deposit for things like "grime buildup" in the non existent in unit washer and dryers. The rent was much more affordable when we got in prior to COVID but these days they are way overpriced for the quality of housing they provide.

My son and I have lived here for a year and have just renewed our lease. During the Summer there are some people working on their cars in the complex playing loud music, but nothing that you wouldn't find at a lot of other locations. Kids can be loud, and unsupervised in the warmer months. I have witnessed sever times kids kicking soccer balls off of people cars and misusing some property, but what are you going to do? (Parents, please be mindful of how your children are treating the hard earned property of others). I have never come across any roaches or bed bugs. Maybe the occasional lady bug or tree beetle that snuck it's way inside, as it is a heavily wooded complex. Very spacious for the area, and I do like the layout. Rent does go up quite a bit each year, but you will find that that

**Best complex in Foothill Farms!!** i lived here for a few years and have no major complaints. Maintenance request are always completed within 24 to 48 hours. I have never seen any creepy creatures in my unit, not even an ant. Yes this area is not the best but the management team here is great and stays on top of the complex. Ruby is the best she always resolves any issue that I have experienced. The new manager is nice as well and keeps complex a desirable place to live. Also the units are very spacious with cute fireplaces and vaulted ceilings!! If you are looking for an affordable and nice apartment I recommend Cambride Park!!
