EDITED REVIEW- Sep 2025: Since moving in we had to change units due to wasps swarming outside our unit & upstairs door. They were frequently getting in and getting downstairs to our garage or car spot became a challenge for my partner who is allergic. We requested to change units in May & they allowed us to move to a downstairs unit in a nearby building, but we unfortunately still had to pay a lease break fee. Now it's September and we are STILL having wasp issues sadly. Not sure how they keep getting in even if we haven't gone outside opening door all day, but I've had to catch 6 within the past 3 weeks.. We've also had a bad leak in the master bedroom windows during a rainstorm, it was like it had a hole and was painted over before we moved in, but they fixed it in a timely manner. So, w

Joke. Glad to have left. Almost all the properties have leaking roof at this place. I was told that almost all buildings are old and roofs cannot be repaired. Rain water pours through all the windows. Premium price for not so premium apartments. Bogus move out charges when they couldn't find a way to keep your deposit. No amenities(that includes the swimming pool that stays out for repair for most of the year). I promise you there are at least 30 apartments better in Irving for cheaper. Apartment complex will almost never pick up the phone. Most likely all the paid ratings are keeping the ratings up. STAY AWAY.

Michael is very professional, patient and efficient when it comes to any problem that not only occurs, but COULD occur. He has been the manager there for over 20 years and I can clearly see why! His communication goes beyond our expectations and he always keeps us informed with anything happening on the property. Thank you Michael for keeping our home in wonderful shape!

Broadmoor Villas is a very nice place to live. It's a small, out of the way complex. Michael does a great job managing.

Great place! No issues with neighbors or pest. Maintenance request are always timely, and done quickly! We definitely will be here until we purchase a home. Thanks Mike for being a great service to your tenants & Thank you Felix for being prompt with all maintenance request!
