I had a really solid experience working with James while looking for a new home. He was honest, knowledgeable, and actually listened to what I needed instead of just pushing whatever was available. Sure, he didn’t respond in 0.5 seconds every time… but also, what human does? When he did respond, he handled things clearly and got stuff done. Caitlyn and Madison were also so great to work with! They knew the process well, stayed on top of the details, and made sure the move-in process went smoothly without feeling cold or robotic about it. I know people love to leave reviews when they’re mad about leases or evictions, but that wasn’t my experience at all. I was treated fairly, communicated with, and supported through the process. I just want to shed some light on my landlord James. He has made me getting my first apartment on my own a whole lot easier and smooth process. He makes sure the property is 100% ready for new tenants and is always a message away if something breaks or needs to be replaced. I highly recommend him as a landlord and if I were to move to another place it would be under his management !

We had lived in our townhouse for 7 years and it had been sold to 3 different renting companies during our time living there. When we were finally moving out I gave over a 30 day notice. When a lease is month to month this is all that should be required, we had an opportunity that we could not pass up and the 30+ day notice should have been sufficient. I did not hear back from the renting company until 2 weeks after submitting this notice they were not accommodating at all I tried several times to contact and also showed up to their office in person to discuss the matter and to come to an agreement. Blackwater only accepts applications for housing if you have a perfect credit score. If that's not unfair I don't know what is. An applicant had a slight blimish on her credit but excellent work history & 5 years of excellent rental history.They took that persons application fee & knew they wasn't going to rent her property .
