I was a former resident at Avila Apartment. lived there for nearly 7 years. ( 2019 - 2025.) The overall experience had its positive and negative reviews in terms of living quality. The complex before the multitude of leasing team transitions; rent and affordability was adequate for someone who was working full-time, single, and worked nights. a decent sized, one bedroom, one bathroom, large living room, studio apartment; For someone who did not have a lot of personal belongings and furniture. That came with gas, water, heat / air conditioning - and on site laundry room. 24 hour on site maintenance team who was there to facilitate residence technical difficulties. The lease agent switched my rental agreement move out date without me knowing. I signed for a 7 month agreement and I had a witness. I received a “welcome home letter” stating 7 month term. I had the actual rental agreement date (the paperwork that actually matters) switched on me, to which I showed the manager Jodi the contraindicating documentation. Jodi does not answer phone calls, will not call back to voicemails left, and does not reply back to formal letters that were emailed to her explaining the situation. The rental agreements are all electronically signed so you can understand how easy it is for them to type a lease term date wrong. Rental agents switch lease dates without you knowing. States you electronically signed the documents on a date that was not agreed upon. Be aware when signing a lease here! Managers do not try to assist or resolve issues. Managers will also not answer the phone after you request multiple times to get in contact with them and leave voicemails.

Lived here for two years. It’s a typical apartment complex with the usual apartment living problems. 1. Lots of loud neighbors, visitors, and kids constantly screaming outside. Lots of drama/criminal activity. It got progressively more ghetto over the two years that I was there. 2. You’ll pay for pest control every month but they won’t service your apartment. Plain and simple. They’ll deny this or make excuses but it’s the truth. 3. I knew this was going to happen because landlords are all the same and will say or do anything just to get more money out of you. They charged me $450 in damage fees after I moved out which is absolutely unhinged because I kept my apartment very nice and made sure to patch holes and do some light cleaning before I left. DO NOT MOVE HERE! Very terrible place to stay. Washers never work, pool is always closed during the summer, maintenance never fixes anything, everytime it rains the parking spots always get flooded so my feet are always getting soaking wet, VERY THIN WALLS so I hear my neighbors being intimate, DOG FECES everywhere because no one picks up after their dog, neighbors always leaving their trash on the stairs where I have to step, water always getting shut off at the worst times, carpet in the "dining room" area is so stupid, high prices for ugly apartments, paying a monthly fee for pest control that never comes and having ROACHES and SPIDERS EVERYWHERE! The ceiling is all cracked and have water damage, and the whole towing service towing my car out of my own reserved spot that I pay a monthl
