Athens Ridge

Don’t be fooled- the only thing Athens Ridge responds to quickly are these negative reviews. My time here has been characterized by poor communication and even poorer general management, creating snailish, pitiful maintenance and great frustration. I knew within one month of living here that I had made a grave mistake. Do not expect the buses to work (or to have drivers). Do not expect the gates to function properly. Do not expect the amenities to be clean or in good condition. Do not expect the office to be open or available when they say they will be. Do not expect your requests or troubles to be met with anything besides apathy and whatever the opposite of a sense of urgency is. Terrible management. Money towards community events seem to be prioritized over fixing the things wrong with the complex e.g, the buses, apartments falling apart, pool being constantly broken. Management also presents itself as incapable by never preparing for university changes to accommodate students and instead usually has a last minute solution which repeatedly has had issues and ends up being a pain for us all. Here’s some anecdotal evidence. UGA made it public that the class schedules would change in spring 2026 giving plenty of time for communities to adapt. Some communities changed their bus schedules to help align rides with those classes, some communities added another bus, but Athens Ridge decided to release a thoughtless insensible plan. Terrible. Apartment was in bad condition when my son and friends moved in. We had to talk to Corporate and exchange several emails to get half fixed. At the end, at move out time, kitchen sink was not working and took so many days that it was never repaired. Plus all 4 students were charged insane charges that didn’t make sense. They didn’t do a walk through and later put a collections agent on us. BEWARE! Get everything in writing and photos! And maybe consider other places…

This is my 1st and last year living here. I have mold in my bedroom that maintenance refuses to fix. The wifi NEVER works here and is constantly going out. The gate to get into the apartment complex is always broken; it's either always open (which is fine) or it's halfway closed (you can't even get in!). I also have furniture that's missing that management won't give my unit regardless of emailing and calling multiple times. Speaking of management... forget about having them respond to you. It took me 4 emails to get them to answer one question for me... and they still haven't answered it. If you have an issue, they do not care. I lived at Athens Ridge this past school year, and it was a nightmare to deal with. Between broken furniture, poor management, and amenities being unusable, I would not recommend for anyone to live here. When we moved in, the floors were so dirty we had to mop twice and our feet were still turning black, and the drawers in the kitchen were a sticky mess. My room had a broken and unusable desk, and was only replaced after two months, despite being promised numerous times it would be replaced earlier. I was calling in daily at the end of the two month span. Management is uncaring and unprofessional. Every issue I have had has had to be fought to be resolved. Multiple times my roommates were charged different utility amounts than I was, with no explanation, and when calling, we were talked
