In my experience, a year ago, there were virtually no problems here. More recently, though, management has threatened fines for noncompliance with additional trash-disposal requirements that are not included in the lease documents I signed and were never previously enforced during my tenancy to the best of my knowledge. Despite paying the amenity fee every month, which includes a charge for the pool, management emailed residents that the pool is closed until May 26th (a date that falls after the spring semester ends), even though the weather is already nice. Last year, residents used the pool before that date without issue. Management also promotes a package locker system, but in practice, packages are often left on shelves rather than placed in lockers, and packages have gone missing. Bas

I am charged every month for valet trash, yet management does not ensure the service is actually being provided. There are multiple nights where my trash is left sitting outside, even when it’s placed out properly and on time. As a woman, valet trash is not just a convenience for me — it’s something I specifically rely on. I genuinely do not like having to take trash out late at night, which is why this amenity matters. Unfortunately, the service is missed far too often. What’s most frustrating is the lack of oversight and communication from management. If valet trash is included as a paid amenity, it’s management’s responsibility to make sure it’s reliable and to notify residents when service is missed. I have lived here at Arch + Vine for nearly a year and a half now, and my experience has been quite satisfying thus far. The staff have been helpful and welcoming since day one and the maintenance crew is exceptional as well. The price is incredible compared to other complexes in the area and the location is top quality, with the interstate located right beside the entrance and downtown only a five minute drive away. When we first moved into the apartments, back when they were named Oak Hill Apartments, I would of had to give the community only three stars. I was a previous resident at Arch + Vine for a little over a year. I would highly recommend living here for anyone considering a place to stay in Athens. The location is convenient and maintenance is exceptional. The pool is especially underrated and the yoga room is clutch. I called yesterday with some questions about my move out and Kate was extremely helpful in assisting me. I would move back in a heart beat if I was still local!

I cannot be any more grateful with the communication and helpfulness of the leasing office at this company. I have had a million questions and extreme anxiety they have answered all of them. I’m sure I have been a lot to handle in this process but the ladies have been nothing but nice and helpful. Thank yall so much!
