The sales manager was great. Down to earth, quick to respond. Did multiple estimates. Arbor homes hired an outside development company that cut corners and left 95% of the properties with 10x40 usable space in backyards at most even though even the smallest lot should have 40x20 at least. Some houses the steep incline starts right outside the sliding backdoor. We paid to have a patio slab poured and found out after the yard would be useless for a swing set or outside play space for our toddlers. Our sales manager went to bat for us after coming to look himself. He found out the developer wasn't hauling dirt out so everyone is built on a bigger hill than necessary. The best they could do was give us the max 3% towards closing costs. The building manager was unresponsive for the final 4 week
Do NOT build with Arbor. The up-charging for the simplest of items is ridiculous and does not match the quality you pay for. Also, bare in mind, everything rolls into your loan. So what may seem like a simple upgrade for $1000 (example purposes) is actually going to cost you $2500 down the stretch. Trust me, their build quality is not to the point where I would justify it. Here’s a long list of things that are continuous problems, quality control issues, and just outright laziness. 1.) Our plumbing was and is wrong. Our main water shutoff did NOT actually shutoff the house, only the kitchen to begin with. Arbor Homes – Repeated Water Leaks & Poor Workmanship In just 2 years, our Arbor Homes property has had water leaks at the same spot three times, each destroying our vinyl plank flooring. Over half the floor has already been removed, and for more than three weeks we’ve been living with ripped-off flooring, which is unacceptable. We contacted Mr. Jacob and Mr. Bill repeatedly, but no firm timeframes for completion have been given. Partial fixes haven’t worked — the floors are compromised, and we’re concerned about hidden moisture and mold. We requested full flooring replacement, subfloor inspection, and mold testing under warranty, but there’s still no permanent solution. This clearly shows poor workmanship. Think twice before trusting Arbor Homes.
We could not ask for better people to work with on a new home build. Murphy, the sales manager in our community Hawkview is great. He is very personable and we always felt like he was watching out for our best interest. Matt, the building superintendent was also very accommodating. He always responded to any texts we sent. We also enjoyed his weekly video update on the progress of our home. The gentleman at Enterprise Title at the closing was super efficient and nice. Did I mention the design center? Wow, what an incredible experience.
this was primarily due to the superintendent, Jim, and his lack of effective quality control, supervision, and professionalism. As an engineer, I visited the lot weekly with a licensed engineer as our inspector to monitor progress and communicate issues directly to Jim. Despite bringing these concerns to his attention multiple times, none were resolved. Jim repeatedly stated that the issues were “within limits” (good enough) even when they clearly were not. After the slab was poured, we observed cracks in the stem walls—well before any load had been applied. This was reported to Jim, yet no corrective action was taken.
