Worst appraisal I have ever received. (I have had 15+) From the get go Gennadiy Keselman was a disaster. My realtor had prior experience with him and said he has tanked multiple deals in the past. Then I received the appraisal. Square footage was significantly off. (300 Sq. Ft. from City of Boston approved plans) Of the three comps he relied on the one that was lower and ignored the two that were above purchase price. The one he relied upon was a transaction between the builder and his investor and sold $300k below listing 3 days after posted on MLS. So obviously not "at arm’s length" transaction. As a realtor, I meet all kinds of developers, and know that many cut corners and build housing that looks great, but once living there, those shortcuts come through with leaks, lack of adequate sound proofing, appliances breaking, you name it. They were readily available and courteous when contacted, able to offer a wide variety of appraisal services, and deliver those services at or before the required time constraints and promised commitments. They are the appraisal business anyone and everyone should contact to fulfill their appraisal needs and requirements! No unwelcome surprises, just personal and professional satisfaction received during my experience. They certainly set the bar high for the rest of the industry!
The appraiser showed up more than 2 hours before our scheduled appointment. I didn't know he was at my home until I saw him in my backyard. Fortunately, my dog was inside and there was no incident. It's now been 2 weeks and my lender is still waiting for the appraisal report. My refinancing is hung up on this company's inadequacy. When my appraisal report finally came back, it was suspiciously almost 20% lower than the appraisal from 6 months ago! Lower even than the purchase price of the home, though I've invested tens of thousands in improvements and the market has grown. This company clearly employs uninformed, unqualified appraisers.
Completely dissatisfied. Appraisal was very expensive. Bankrate.com states the typical fee is $300 to $450. I was charged $925. The time between the visit by the appraiser and the appraisal report being received by the lender was 43 days (29 workdays). The appraiser did not respond to multiple calls. The appraisal report was not accurate, and did not have an accurate count of full baths (appraiser apparently cannot count to two) and also neglected to report central air conditioning. The appraisal fee was higher to start with, and the delay in delivering the report cost me additional lender fees for rate-lock extensions and additional loan costs for loan points based on a lower than expected home valuation due to the errors in the appraisal report. Steer clear.
