I’ve had an experience in the past where the home inspector was not very thorough. Unfortunately it was to our disadvantage throughout our years living at our house we continue to find things the home inspector missed. When I started working with John I knew I wanted somebody who is going to be much more thorough. It didn’t take too long after talking to John to understand he knew what he was doing. He was very much so experience you can tell he likes what he does and he puts a lot of effort into it as well. Most home inspectors will just check the very minimal; But with John you will get everything you were looking for.

I can't say enough positive things about John. The web tool he has developed for scheduling inspections is easy, quick, and reliable. He communicates really well both in the set up and execution of the inspection. John identified items in a house I thought was perfect and THAT is the role of an inspector. His advice gave me the leverage I needed to get the items fixed by the seller...and I got the 35 page report the same day! The report quality is the best I have seen. I have owned many homes over the years, and this is the best. I think one of the best parts of the report are lists of contractors John has worked with that he vouches for! THAT is fantastic as sometimes it's hard to really identify a great contractor. I would recommend Amelia's without reservation. John is the best!

John delivered on his promises by putting his vast knowledge into practice, providing us with a very thorough examination and well documented report. During his actual inspection, John did not spare efforts explaining what he is finding in the house, suggesting solutions, and offering tips on how to avoid problems down the road. We learned a lot from him about the house and how to maintain it. We sincerely appreciate John and we are glad for doing business with him. If you’re looking to have an inspection done before buying a house, John is your guy! He was on time, professional and EXTREMELY thorough. He truly had my best interest (the buyer) in mind! My realtor was pushing us to use her inspector and I'm so glad we went with John at Amelia's Home Inspection. John was able to get out the day after I called him. A few hours after our inspection we had a 50+ page detailed report with photos and suggestions for future maintenance as well as items needing replacement and repair. This report made it very easy to request further quotes from contractors while negotiating repairs. The report he uses has a very handy tool to help you make your negotiations. John went above and beyond anything I've ever seen in a home inspection and ultimately uncovered big issues and enough neglected maintenance that we walked away from our deal. Money well spent! We will definitely be using him again!
