This is my first negative review I’ve ever written. I agree with all of the other comments- we felt we received an unfairly small amount of our security deposit back, were charged for things that had been in disrepair upon our move in and documented as such, and were blamed for an underground pipe burst that was actually the city of fort Collins’ responsibility to repair. What I can say completely objectively is that: - the lease stated a washer and dryer would be provided as a courtesy and should they break, would be our responsibility to repair. Upon move in there was not a washer and dryer provided at all despite this being outlined in the lease. We asked for this and were told it was our responsibility, contrary to the legal documentation uploaded below. We bought a washer dryer unit

If zero stars were possible, that is what I would give. Advantage Property Management is by far the worst company I have ever had to deal with. This is not just about bad property management, this is about a company that takes advantage of people at every opportunity. From the start, it felt like every interaction was designed to extract as much money as possible, with no concern for fairness, transparency, or basic decency. There was never a real conversation. Every problem was met with a charge, never a solution. We were charged 200 dollars for a plumber to come for a toilet issue. Customer Beware: Both property owners and renters. APM is a case study in why the AHJ should require landlords and property managers to be licensed and audited. Like any other business handling people’s homes and money, they should be held to strict standards and subjected to regular inspections. I concur with other reviews describing the “bait and switch” phone calls with Travis—brief, overly casual, and just enough to rope you in. Then you’re ping-ponged between Erin, Cheryl, Rhonda, and others who don’t introduce themselves, don’t list job titles, and don’t seem to know what the others are doing. this is the worst rental experience we have ever had. Please do not rent from this company. My wife and I, a physician and a real estate agent respectively, rented from them but it was such a bad experience that we decided to never rent again and saved up to buy a home. We have rented many times before due to the nature of her work- moving every few years- and have never had complaints or issues with previous properties. We will echo what others have said about the security deposit. We were charged extraneous fees that simply were not accurate- and also exorbitant cleaning fees despite hiring the cleaning company they recommended and paying $600 out of pocket for the cleaners- and for upgrades, such as re keying and sanding the master bedroom door and patching holes in the garage that we

Advantage has managed my property for 8 years now. They are always prompt with inspections and servicing of the HVAC and A/C to make sure my residents are comfortable. I always get great communication through email or phone and any requests I have are handled promptly. Great experience overall.
