If there were an award for Worst Condominium Property Management Company of All Time, I would personally hand it to this one—with a ceremony, fireworks, and maybe even a commemorative plaque—because in my opinion, they have absolutely earned it. Let’s start with the owner, Van Moore. Based on my experience, he displays a remarkable talent for turning even the simplest request into an Olympic-level obstacle course. Want access to records that owners are legally entitled to? I received a violation letter for a supposed backyard tree issue — despite having immaculate landscaping and tall, self-cleaning royal palms that actually add value to the community. Have a neighbor with probably 40 packages in front of their door for the past six months. I was told they can only send the letters and was asked to contact them (the HOA). Called County code enforcement who was absolutely appalled and said this was the HOA‘s responsibility

As a resident for over a decade, I have found APM helpful and flexible in resolving homeowner issues. While their phone response could improve, their team is often busy working in the field and is best reached via email. I like having a local family-owned business that handles our many HOA needs instead of a large company out of town that is not connected with Brevard County.

Advanced Property Management is owned by Van Moore. Some 20 or so condo associations are now under management contract in the Brevard area. Accounting/banking is done with First Citizens Bank in Phoenix, Arizona. How many of you have late fees or other because of the distance from Florida to Arizona?
