We visited my family during Christmas at 1401 S State Apartments, where they live, and the experience was overall okay. The front desk staff were always friendly and welcoming, which stood out. The location is a big plus. It’s very close to downtown and has easy access to bus stops and a nearby train station, making it convenient to get around the city. The apartments themselves feel a bit old fashioned and could use some renovation and upgrades. The interiors could definitely be improved. Overall, it was an ok experience, mainly because of the friendly front desk staff and the convenient location.

DO NOT MOVE HERE!! We are currently leasing an apartment that’s a convertible (glorified studio) and we’re paying almost $3K in rent because of the utility bill that they rebill to us and let’s not forget that the third party company they use charges us a billing service fee of $5 EVERY time they bill us. This place is a joke for what you get. The amenities are not worth it and the building looks and feels so lifeless and cold. Plus if you think about it, since the building is made of cement it’s hard for them to keep it insulated with heat/ air and that’s why the bill is so high. Keep in mind you still have to pay the utility bill for your personal unit which is over $200. If you’re looking for a space to call home, this isn’t it. I started my application for this apartment at the end of October, and the communication throughout the entire process has been extremely disappointing. I sent multiple emails over several weeks, yet most of them went unanswered. This lack of response caused unnecessary delays and wasted a significant amount of my time. A leasing office should provide basic communication and timely updates, especially for applicants who are genuinely interested and prepared with all required documents. Unfortunately, that was not my experience here.

Scheduled a tour, arrived on time, and was told the manager wasn’t there and we had to reschedule. No apology, no explanation, even though we received a confirmation email beforehand. Completely unprofessional and a waste of time.

Recently changed their management and the new one is terrible. Add $300 to the rent price you see on the site, at least $200 for utilities + your personal electricity bill. Been living here for 3 years and utilities used to be $100/month until new management came in. Be wary the building has a lot of issues, most commonly one elevator won’t work, or the building AC will break, one time the whole lobby was flooded because they don’t service the water lines and a pipe broke. Looks great on paper but it is quickly declining in quality. You can find way better apartments in the area for the same price.
