This company is terrible; I've lived in one of their properties for a year, and they left me without water for five days, and they've overcharged me on my electricity bill. I have a baby, and nobody has taken responsibility for fixing the roof. There's a work order that's been open for over two weeks, and nobody has come. The landlord also isn't taking responsibility, and when you email him, he doesn't respond or fix the problems. I'm very disappointed with this property, with everyone who works on it, and with the company in general. He also provided proof that the water heater had been broken for some time and nobody had fixed it. I had a generally positive experience with the maintenance team at 880 Lyn, who were responsive and helpful during my tenancy. Unfortunately, my experience with the leasing/office management and corporate escalation has been extremely disappointing, particularly during move-out. I vacated my apartment at one of ZRS Management company's properties after thoroughly cleaning the unit, leaving it essentially empty, and documenting everything on video. Despite making multiple requests for a pre–move-out inspection, including on the day of move-out, I received no response. As women, I do not feel safe living at Lunara apartments ran by ZRS management. When the non English speaking maintenance man came in to change my AC filter (who has keys to all of our apartments) asked for a kiss on the cheek before he came into my door. This is the second time there has been an issue with one of the maintenance hires at Lunara with ZRS management. I asked how much it would be to get out of my lease here, I was told $5000 dollars. I had to get a lawyer to draft up a letter in order to have the gates finally close after living here for over a year, turns out it’s what’s inside the gates is the problem. (I currently pay $2,395 for base rent for the B1)

We lived at a ZRS Management property, Heritage Estates for four years. Security Deposit Nightmare: We moved out on August 19th, and despite a new tenant already occupying our former unit (#118), we still haven’t received our security deposit. They sent a check in early September, but their bank refused it (essentially, they sent a bad check). Since then, we’ve been given the runaround. My husband and I moved out of The Walton Apartments in Sanford, FL on August 30. It is now December 15 and we have been getting the run around about our Final Move Out Statement for MONTHS. Shortly before we moved out, property ownership changed from Cortland (which we LOVED) to ZRS. Due to an oversight in accounting on their end with the transition, ZRS claims that we did not pay the thousands of dollars for the Early Termination Fee (which we have receipts, screenshots, and email confirmations for).
