Based on my experience, communication during the leasing process lacked transparency. Several key terms changed over time compared to what was initially discussed, and some important cost items (such as NNN and TI structure) were not clearly explained in writing despite multiple follow-ups. The process extended for nearly 30 days, and these issues were only clarified late in the timeline, which ultimately resulted in a significant loss of time. The final lease structure did not align with the original understanding, so I chose not to proceed. I would recommend future tenants ensure all financial terms and reimbursements are clearly detailed in writing early in the process.

Z3 has been a great company to work with. They take excellent care of the properties they manage and go the extra mile to serve their customers, and tenants.

I have leased commercial buildings all over the US over the last 40 plus years. We were leasing our vet clinic and preparing for an expansion to 240% of our size. As that was happening, the building was sold and I was asked to review the previous management company. I said they were terrible. I had little hope that the new company, Z3, would be any better. Over the years I had learned that the only thing that mattered to Property managers was the lease check and otherwise not to be bothered by tenants with issues. We began a massive expansion and I began to deal with Weathers at Z3. At first I was apprehensive and then time and again he came through with a solution in an EXTREMELY timely way. My husband &I are in our very first business venture and have quickly learned we were clueless on a lot of things. Weathers has been so wonderful taking time to make sure we understand the terms of our lease clarifying any questions that we have and advocating for us when needed with the landlord. Very disappointed with this company. They have the lowest quality in service, communication, promises, cleaning, repairing, landscaping and most of all when you need them the most they aren’t available. When we had water leaks twice it took six days for someone to stop by and the problem still isn’t resolved plus all the ongoing issues that have been going on for 6 months now.
