Whatever you do, do NOT rent from WMP. I rented a townhouse on Eagle Creek that was advertised as “newly renovated.” While it looked nice at first, I quickly learned I had signed a lease for what became a nightmare — made worse by the property manager, Miles. I started my lease in April and was out by mid-August. As soon as the weather warmed up, I reported extreme humidity, lack of airflow, and concerns about mold. Despite multiple attempts to get help, Miles ignored the issue for months and repeatedly insisted it was my responsibility as a tenant to treat black mold. I wish I could give 0 stars but that’s not possible, so one star it is. living in a WMP house was a horrible experience and caused immense stress on my college year. The lack of communication and care towards their residents was shocking. Our house experienced so much structural damage and nothing was ever done about it. We had safety issues that were ignored, and for majority of their houses to be rented out to young girls in college, these concerns need to be addressed. We experienced countless mold issues that weren’t taken seriously and completely covered up for the next residents. The experience my roommates and I had with Wayne Micheal properties was the one of the worst experiences I had with a business ever. The level of unprofessional behaviour and disrespect was something no one (especially teenagers) should ever have to deal with. Our ceiling collapsed because of YEARS worth of damage from mold. Their “fix” to this issue was to spray a mold repellent and patch it up instead of getting professional removal. Earlier that same year, water from one of the showers leaked through the floor and caused our kitchen to flood. The maintenance employees were never quick to come help and would not consider the fact that people were trying to live under these conditions. My daughter rented a house from Wayne Micheal Properties while she was at UK. The company was very bad at communicating, slow to respond, and when we saw the extensive mold issue that was exposed when the ceiling fell in the kitchen I was horrified at how it was covered and never had any credible proof that they handled it seriously. I was very sad that our daughter was so far away and they never responded or let us weigh in. It was terrible. Do not let your child or friend live in one of their properties.

I have had to go back and forth with Miles over the last week to try to get our deposit back. They claimed we received our full deposit but we did not and he refused to look into it. After looking over it myself and pursuing small claims court, he is finally sending more. I never got to see any documentation besides our ledger even though I asked many times for him to show me or explain what happened. Very shady. We will still be a few hundred short, but better than nothing. If you need anything from them, expect to fight for it because they won’t help you unless it’s convenient for them.
