Waterview at Sugar Mill Pond

I’ve lived at Waterview Apartments for six years, and I’m not alone - at least three of my neighbors have been here just as long. That kind of long-term residency says a lot. My family and I truly love this place. From day one, John and his maintenance team have taken great care of us. The management is professional, approachable, and genuinely kind. The grounds are well maintained, and stepping out to the central pond feels like living at a resort. For now, this is our “home sweet home,” and we couldn’t be happier.

This place is quite nice and well maintained. However, it suffers from light and noise pollution (parking lot lighting and loud AC units everywhere) that you would not expect by its otherwise positive outward appearance. You know those high-beam, daylight colored LED headlights that everyone dislikes? Well, imagine that shining into your windows all night from the egregious parking lot lighting, along with 6 AC units grinding along. So, during the day, a lovely experience. At night, make sure to install some blackout curtains, and hope you can learn to tune out the AC drone. YMMV based on apartment location, and in the winter people don't tend to run AC, so only the lighting issue remains. Lighting and noise considerations aside, it's a great place. I have absolutely enjoyed living here! The maintenance staff are responsive and skilled. I have never lived somewhere where anything got fixed as fast as here at Waterview! The leasing office staff are all kind and very personable. They also get stuff done quickly! They answer questions with tact, and they are incredibly understanding. I also enjoy the perks of living across from the Tap Room and close to the pond!

Amazing place to live and nice ambience. I like the surrounding of the apartment. Management is really helpful to clear the concerns promptly and efficiently. The spacious layout of the apartment is well-designed, offering a comfortable living space with modern amenities that cater to all needs. The location is ideal, with easy access to shopping centers, and great dining options. The neighborhood is safe and quiet, providing a peaceful environment to reside in. The community is friendly, and there's a wonderful sense of camaraderie among the residents. The apartment itself is maintained in pristine condition, with regular maintenance checks and swift responses to repair requests. Ive lived here at Waterview for a little over 6 months, and don’t get me wrong, this is a lovely area and community. The amenities are great, I love the gym when I can get into it. But I think I expected better from management/maintenance being that this place is in Sugar Mill Ponds and it’s supposed to be quite nice compared to other complexes in Lafayette/Youngsville. There have been a few mishaps with the office where they don’t respond or get back with me about things for several days or even weeks sometimes. I haven’t had any major issues thank God but simpler questions that go unanswered for a while can be a bit frustrating, though this has not happened every time Ive reached out to them. I have had very quick and thorough service from maintenance at other times. I guess its just kin
