Water Street Apartments

I’ve lived at Water Street for about six months and overall, it’s been a great experience. The location is excellent—within walking distance to Riverscape, Dragons Stadium, restaurants, coffee shops, and more. The staff is outstanding; Jaylnn is one of the nicest people you’ll meet, and the entire team is helpful and easy to work with. Maintenance requests are handled quickly, and the apartments/townhomes are very cozy. The only downside I’ve experienced relates to pet owners not cleaning up after their dogs. Unfortunately, the dog park within the community is in poor condition, often covered in waste, which poses a health risk. We no longer allow our dogs to use the park due to concerns about parasites. Over the summer, we also had an issue when the lawn care company sprayed weed killer

I've lived in one of the townhome style apartments for over a year now and although we've had our fair share of maintenance requests, they've always been answered in a timely manner and we've had perfectly acceptable interactions with the management staff here. The location is really unbeatable for downtown Dayton, with the metroparks and bars easily accessible. The mailroom is generally well-kept, and I've never had issues with stolen packages. Parking rates are a bit expensive at $75, but the new company running the garage are pretty on top of ensuring cars aren't parked in assigned spots. Towing is super common around here so I would advise visitors to be aware of parking in assigned spots, but the meters out front are basically a free for all so do what that what you will.

I have really enjoyed living here for the past few months! I moved into my apartment in August and the ladies who showed me around were so friendly and I really enjoyed my time, so much so that I applied the same day to get the apartment! The community is very quiet and the amenities are very well kept. I have a dog as well, and she LOVES the treats that they put in the front area. Overall, it has been a super great experience and I know it will continue to be!

This is my first beautiful summer in Water Street District! i have loved the pool that is clean and refreshing, all of the “Party at the Plaza” events, and running a few miles a week in and around the Five Rivers Metro Park which is our backyard! i thank the Water Street Apartments’ staff and property management team for keeping our complex clean, safe, and running smoothly all year round! i am already looking forward to next summer at Water Street District☀️!!!

I was looking to move out of my home in the five oaks neighborhood. I had been looking at quite a few properties in downtown Dayton. Out of the 5 locations I visited, I literally was set on Water Street Flats! This place was the perfect location with clear access to where I needed to go and the work that I do! I’m excited to be a resident here and look forward to my lease extension when the time comes! The location, the community, the friends that I’ve gained being a resident here!
