Warson Village

When applying at Warson Village, applicants are required to submit a $400 deposit along with their application. Although I was hesitant about this requirement, I proceeded with the application anticipating approval. Unfortunately, my application was not approved, and I was informed that it would take up to 14 days for my deposit to be refunded. I find this policy concerning, particularly since the payment was made via debit card. I have no history of evictions, have maintained positive rental relationships, and do not have severely impaired credit. Prospective applicants should be aware that if their application is denied, their deposit funds may be held for up to two weeks before being returned.

The staff there is great!! Its impressive how well they stay on top of their day to day tasks working out of pods all day. The office is awesome too. They're constantly striving to help and support the residents to the best of their abilities. Great job guys!!!

⭐☆☆☆☆ Stressful, Overpriced, and Neglected I’ve been a resident here for over a year, and while I had high hopes, I feel compelled to share the reality of living at this property — especially after receiving a lease renewal with rent going up an additional $500/month with no upgrades or improvements to justify it. Here are just a few of the ongoing issues: • Gated community? The gate hasn’t worked since lease was signed. • Fitness center? Still no access. • Pool? Often green and unusable. • HVAC? 2nd level stays hot in warm weather. States they have issues with the hvac duct not being able to reach 2nd level • Patio ? “patio” looks like a forest — completely overgrown and unusable. • Outdoor lighting? Pitch black in the back of the complex — for over a year. • Kitchen lights? Constantly

This is one of the worst places to live. Management may appear very polite, but they are unhelpful when support is actually needed, even for long-term residents. They consistently try to charge excessive fees and often deduct large portions of the security deposit without providing proper service receipts. Last year, snow was left uncleared for over a week, and trash was not collected during that period. The property became dirty, unhealthy, and unsafe. Rent here is overpriced, and living in this complex is very stressful. To boost their Google ratings, the service team asks residents to leave reviews after servicing, even though those reviews reflect the entire complex rather than just the service team. Do not be misled by the high review ratings.

Not as described on website. Pictures below are what property now looks like, landscape not maintained, grass hasn’t been mowed in 3 weeks. Weeds, not flowers at Warson Village entrance. Shrubs not trimmed, out-of-control weeds growing up through the shrubs, weeds coming up through old mulch from last year. Overgrowth onto parking spaces under carport, and growing up the side of the building. Old limbs that have been on the ground for months, with heavy growth around them, shows how tall the grass has grown. Extreme overgrowth around the tree up the fence at the front of the property. Not a gated community. Was told gates would be repaired and operating within the first week or two when I moved in, that was over three years ago. Not all the fences are as shown on the website.
