I would give Vista Del Valle and the staff 6 stars if I could. Moved in in 2008. The location is close enough to the Strip casinos. Public Transit the 202 route picks up close by and stops center Strip. And shopping. Chinatown. Very convenient. There is a unique nice pool and hot tub. Encompassed by lots of green real grass and old trees for shade and relaxation. Patty and Karen in the office are always pleasant and professional. They are well organized and address concerns and questions asap. They run things smoothly and competently. By the book. Very knowledgeable pertaining to the rules and regulations of the Real Estate Management industry. Tenants rights and all associated laws and regulations. My mom and I have been a resident here for 7 months now. We love Vista Del Valle Apartments. During the application process Karen Gonzalez was very helpful and assisted us through the process. She is professional, and she has no problem addressing any questions or concerns that we may have as a resident. The maintenance team is awesome. If anything needs to be fixed they take care of it immediately. Patty the manager seems very understanding and nice. I enjoy the gym on property and during the summer month the pool was kept clean. Sometimes the washers and dryers on property don't work well, that becomes inconvenient. Overall, the community is nice. I would recommend these apartments.

Predatory fee structure, misleading pricing, and zero transparency. Vista del Valley Apartments operates on a fee-harvesting model, not tenant quality. Before you’re even considered, they require a $250 non-refundable application fee, a separate $50 credit check, and a $100 “hold” fee—with no clear explanation of where the $250 goes or what services it covers. Unsurprisingly, the only refundable amount is the $50 credit check. For apartments priced around $1,175, this level of upfront financial exposure is wildly disproportionate and feels intentionally designed to extract money from applicants regardless of approval. At 2pm yesterday I reported my refrigerator inadequately cooling and by 8am today Joe had a new one in and blowing cold. 19 years of great maintenance and counting. Awesome job Patty, Joe and Kevin. We've always gotten great service. Thankyou all.
