Be aware of charges at the end of your lease! I lived there from March 2023 to September 30, 2025. When I renewed my lease, I didn't request that the carpet be cleaned or anything else. When I moved out, I cleaned the place well (see pictures). We never used shoes inside, and we always had house shoes to walk on the carpet. My last bill included a "carpet replacement fee" because, according to them, there were stains underneath the carpet, so it was "impossible" to clean, and the carpet had to be removed and a new one installed. Therefore, the policy is that they require the carpet to be spotless for 5 years; otherwise, they will charge you to replace it. I lived in this apartment from July 2024 to November 2025, and I would not recommend it. The unit was infested with cockroaches, and despite numerous pest control treatments, the problem was never resolved. It was extremely frustrating to live with roaches for such a long time. After I gave my move-out notice, management suddenly scheduled multiple pest control visits. I allowed them entry during the first week but declined further visits because I had already endured more than 10 treatments over the months with no improvement. The leasing office then called me and spoke very rudely about my decision. It felt like they only became concerned about the infestation after I gave notice to move out. I have been living here since May 2025 and I love it. As I was contemplating where to live I made my choice based not only on location and price but also customer service. Raymond was exemplary and very timely in his follow ups and I never felt like I was being 'sold'. His genuineness was very refreshing and still is. Even though I live above the pool area and right next to the Dallas North Tollway it is a very peaceful atmosphere I can relax and create in. Grateful to be here!

Loved this place. Lived there 6 years, until I had to relocate for work. The Apartments are built very well. You hardly hear anyone most the time. You share the same power grid as the hospital and police station down the street, so you hardly ever loose power. Office staff have always been great consistently over the years. If I put a work order in in the morning it was usually always done by the time i got home from work. Maintenance staff is great, they usually wave and say hi when you drive or walk by always friendly. Very pet friendly place!! It's a nice quite community.

I lived in Unit 932 at 5775 Parkwood Blvd in Frisco, TX, and feel obligated to share what my family and I experienced — particularly for anyone considering moving here. In May 2025, our apartment became severely infested with crickets. The infestation was everywhere — in the bedrooms, closets, bathrooms, and living areas — making it impossible to sleep, relax, or even feel safe in our own home. I reported the issue to management immediately, but they did not respond promptly. It took repeated complaints before they sent pest control, and even then, the treatment was ineffective. The crickets kept returning. Management failed to resolve the issue, and the problem dragged on with no permanent solution. Out of frustration and concern for our health and safety, I hired a licensed pest control
