1 star because 0 is NOT an option. I directed myself to Vans Binbergens when I was in dire need of getting out of the situation I was in, so they were helpful enough to get me in ASAP and seemed nice at first. But then I was having issues with electrical and lighting because of a leak happening right from my wall by three outlets and a light fixture from my kitchen and living room (pretty early on btw, i had renters insurance thank goodness). They failed to fix it right away which I had just recently lost a friend to an electrical fire that randomly occurred so i was already very worried about the unsafe conditions in my apartment, I was very open and honest with them. It took them a week to fix it because turns out it was the BUILDING ITSELF which they had already known!!! The roof had a

Upper management in Topeka, Kansas repeatedly lied about cable TV fees being mandatory for elderly or disabled tenants, so I contacted the USDA loan specialist via email and cc'd management to find out why they were trying to make me pay for cable and threatening to issue a lease violation over less than $50. Once I involved the USDA, I was refunded because cable is not actually a required fee, even if it’s written into the lease. They got caught red handed.

Unfortunately I have had to rent from these people for several years. There have been MULTIPLE issues with the rental property that never get addressed. Issues with rodents, spiders and roaches to name a few. The inside (hallways, laundry rooms) and outside of the property is poorly maintained. Management and ownership should be ashamed of themselves for not properly maintaining the property! Do they even have a conscience?

See my name up above? It was never used right once when applying for an apartment. The envelope with the application enclosed was spelled wrong. (I still have the envelope.). The other applicant's report had my name spelled wrong. (I have that report. That report had a second spelling.) I do not have my actual report because my name was again spelled wrong. I would have to pay for my actual report because the information you provided was not accurate. Very poor management no onsite management dictator like approach such as posting demands with no exceptions and lease violation threats at every notice poor accounting records must pay extra to pay your rent ( money orders) no security and just plain change of plans to their advantage lived in a unit that had several disabled people living on the fifth floor and would not and did not repair the freight elevator for over 9 months still not working to this day and didn't even bother to let residents know why?? They just want their rent regardless of any repairs needed. Wish I could rate them a negative 5 stars
