To sit up here and receive $3,000 in rent from DCHA and not protect your tenants is crazy work. I’ve been sitting here trying to reason trying to deal because I know managing multiple properties can be a lot. However ever since I’ve moved in my unit non stop problems. I had to fix my own toilet after the landlord talked big trash to me in my inbox just for him to realize that he was wrong. Literally paid me to fix my own toilet !!! And I still have every screenshot in my phone. Now I’ve been having to fix my own hot water heater because it keeps switching off. On top of that I have a neighbor over top of me that has been driving me up the walls since September. I moved in in July I’ve only had about maybe three weeks of peace in my apartment. My apartment is currently managed by this company and they truly suck. Maintenance request either get cancelled or marked as completed yet nothing gets done. Been making a request for about 6 months now... Their phone number is useless and just connects you an answering machine! Hopefully you don't have them if you're a tenant, and if you're a landlord - avoid them.

I rented my property through this company when I moved out of state and they allowed my house to literally become a shell and never bothered to check on it. Then allowed the tenants to trash it, break everything, holes in the walls then abandon it for 3 months, not pay rent and never followed up despite me calling daily to see what was happening with the unpaid rent money to no avail, no answers to the phone calls or theyd say "we'll call you back". I ended up having to move back and When I was able to get into the house, it was falling apart, flooded, mold everywhere, rodent and pest infestation amongst other things. I lost thousands due to their lack of professionalism. There's even more but its so egrigious that it would sound like a lie.

When I moved into this property it was very nice, the owner made it that way. He took great pride in providing a pleasant living experience. But then he sold it and Urban City Management became the managers. They suck! They're slow. They hardly ever answer the phone. The property is run over with water bugs outside at night you can't even sit on your porch for the mosquitoes and water bugs. The owner painted the apartment in nice colors not your generic white. He had an upscale kitchen appliances. So, when I started having leaks and the doors wouldn't close I called the UCM to fix it. They took forever...kept forgetting and I had to keep calling. Then this Hispanic guy says it's fixed but it wasn't. I called again. This time no advance notice he pops up, removes my upscale refrigerator a

The 5 star reviews are from employees. It is impossible to get ahold of someone who works here. Email communication is routed to a general mailbox and will take weeks for a response. Maintenance for the property I lived would not come service for sometimes weeks or months at a time and would close the issue reported as resolved without even investigating it. This company should really be a last resort for anyone looking to rent.
