Uptown Terrace

To sum up my nearly three-year residency at Uptown Terrace: when I originally leased under SC Bonder’s ownership, everything was great. Once BAM Management took over, however, the quality of management declined rapidly. I have never dealt with a more disorganized property management company. BAM is quick to enforce lease rules on tenants but does not extend that same standard to itself. On multiple occasions, I was fined for alleged lease violations, yet when I challenged those fines, management was unable to cite the specific lease sections I had supposedly violated. When I offered evidence and referenced the lease language showing the activity was not a violation, the fines were quietly rescinded, but management refused to communicate further. Have lived here for the past 1.5 years. Maintenance is very quick to respond to issues. I haven't used the pool but the pool is very clean, and has a grill for larger groups to reserve. You have lots of places around to eat, and the Promenade is less than 5 minute drive. For the one bed, one bath, I am paying 1,350. Then you will have to include water, electricity (through Carroll Electric), and internet separately (I use Ozarks Go). Feels really homey. The floors are thicker than previous apartments, which is a plus. The balconies are spacious and is in a fantastic location. The gym/yoga rooms are good while I used them. Andrea was excellent throughout our apartment tour. She answered every question thoroughly and was genuinely invested in helping us with our apartment search. They need to drop “luxury” from the title. It’s false advertising. There is always something disgusting and sticky in the elevators INCLUDING large boogers wiped on the elevator buttons. Rotted food and drinks on the property that stay for weeks to months at a time (even when talking to office staff because they do not care). The pool area is basically a frat house with constantly with loud music and huge groups of people (No enforcement to the rule of 2 guests per lease) and is never monitored. The corn hole game in the court yard sounds like someone is beating on your windows if you live on the 2nd, 3rd, or 4th floors yet nothing is done to insulate them to drown the noise or even possibly move or replace them with a quiet alternative. My fiancé and I are moving to the Bentonville/Rogers area and have been trying to find places to live. We had such a great experience touring the property. Sara was so nice and helpful to both of us and a great person to be around. We love the friendly culture, and had a great experience touring!
