Upton Place

It’s in the matter of time before this building will be permanently shut down or management will be terminated. I lived in this building for nearly two years under the DC Housing Program. My experience has been extremely concerning, and I strongly advise anyone considering living here — especially those using housing assistance or with tight financial constraints — to proceed with caution. On the morning of March 4th at approximately 9:41AM, I was forced to leave my unit after my locks were permanently disabled. This occurred without real authorized U.S. Marshals present. The landlord highered (contractors/special police) to come to my door. When they arrived I was informed by 6 of them to leave the premises or they threatened to arrest me for trespassing if I did not leave by 5:00PM. I

Pros: Carlos went above and beyond to fix the water pressure issue I was experiencing in my unit. He’s very caring and a standup guy. He followed up to ensure I’m happy with the repair. Even though property management was dismissive of the shower issue and the very low shower height in the tub, but maintenance supervisor was very understanding and resolved the issue. Cons: This is HUGE residential building, and depending on your apartment location the walk to the lobby to pick up food deliveries/ packages or use the amenities can be up to 10 minutes (all indoor hallways) round trip! If the long walk is an issue make sure to get a unit NEAR THE LOBBY! Also hard for guests to find your unit in poorly marked maze of hallways!

Lived at the Upton Place's Parc building for 1.5 years. It was OK, but not something I will be missing. The OK: (1) the apartment and the amenities were pretty good - I would not call them "luxury" grade; they are just modern, new, and in good condition; (2) service requests were handled well. The BAD: (1) As others have mentioned, and what definitely was NOT mentioned upon signing the lease, is that tenants are nickel and dimed for all kinds of common area utilities, with charges averaging several hundred dollars per month. The standard response from the landlord to these comments is that "all additional charges or fees are provided" in the lease agreement. Well, our lease agreement said that "Certain utility services ... may, from time to time, be billed by Landlord to Resident." This

We like the apartment and the complex, and will write a full review when we move. However, I felt it is important to advise potential renters of the common area fees as they currently exist in January 2026 (if they are reduced I will update this review). As of now, each tenant with some minor variation is paying a yearly total of $631.20 for common area gas and $900 for common area electricity. In most apartment complexes these costs are considered landlord overhead and not charged. So rent here, but with eyes wide open.

Living here was not terrible but there are definitely things to look out for when moving in. My rent payment increased by about 200/monthly while I was living here since we started getting charged for a bunch of the buildings utilities which was absolutely ridiculous. I would also never get any notification from Luxxorone whenever my packages arrived and had to check the mailboxes individually with someone from the front desk. I also got charged the electricity for the unit in between the time I moved out and that someone else moved in, and the building has refused to compensate me for the amount. The building is overall nice but I have never stayed at a place that was so greedy. Expect to pay 400-500 extra per month on top of the rent. Cannot recommend living here.
