University Falls Apartments

WORST APARTMENTS IN NORMAN!!! this complex is falling apart due to lack of maintenance and sheer age of the buildings. even under their “new management” you’re going to be getting the landlord special. when i lived there from 2023-2024, I had multiple accounts of people in the middle of my coming and banging, and trying to open my door and going through all of the apartments in my building trying to get in. People smoking cigarettes and they shared hallways , Making your apartment along with all your clothes smell like a casino. You have no control over the thermostat. Even as an over 6 foot man , i was scared to walk to my unit after class if it was dark. i would equate it to going to a gas station in the middle of the night in a sketchy town. stay FAR away from these apartments if you wa

I've lived here for about a year. The washers and dryers are almost always broken (plus you have to pay for use). It took them about three months to fix the lighting in the hallways. And I've heard from many other occupants that the front door keys unlock other units-which is super scary! Definitely a decent place if you don't mind paying cheap rent for a cheap place. But I wouldn't live here again.

I have lived many places. This is far and away the worst place i have ever lived. if there was a negative-star option, i would choose it. The pros: All utilities are included in rent (655 or 665/month depending on whether you have window ac or ch/a) Large semi-fenced front yard area. Close to multiple dining and shopping venues. Very close to my job. Pretty quiet (low crime) Apts are set at least 3 feet above ground level so it will take one HELL of a downpour to even get close to flooding. Cars will flood long before apts. The cons: The management will not allow leases to be renewed between September and May. I called this place to see if they had any available apartments at the moment. Becky answered and was extremely rude and hostile. She said they "didn't have any available that she knew of", but didn't bother to check at all. Before I could ask any further questions in case they had any openings at a later date, she had already hung up on me. Just from this experience on the phone with the management and the other reviews, this is definitely not the place where you want to be living. P.S. And also doesn't look like your really getting your moneys worth with this place anyways and would be a lot better off if the staff wasn't rude to potential tenants.

I just called to get information on one of the floorplans. The lady answering the phone was completely rude and told me that she doesn’t have time to answer questions, that I called her business and she doesn’t have time for me. If that’s any indication of how they do business, I would never live there.
