Tributary by Hunter Quinn Homes

Tributary 1 & 2 were poorly built. All of the swamp land that they were built on was filled in before building. Give it 5 years and the land will compress and start sinking. OSB was used for the subfloors. This is a problem because the doors and windows were always open and this allowed rain to come into the homes as they were being built. OSB will swell when it gets wet but will not return to it original size/shape. Strong thunderstorms pushed lots of rain into these homes. Also, I saw a home in Tributary 2 with a massive water break (doors/windows were open). I could hear it as I walked past. The home was just "finished" two days prior. My husband and I purchased in Hunter Quinn homes during the Tributary 1 phase. We were promised a trash dumpster in the neighborhood upon closing along with several other residents that was not received. My husband spoke to Christy the sales associate about this issue and she was extremely rude, condescending and disrespectful about the issue. Several Tributary 1 residents I have spoken to have had massive issues with their AC units which have costed them $1,500+ dollars to fix. Living in a new construction home this is just a disappointment. This is not even including the several other small issues we have seen since living here with dishwashers leaking, nails popping up in carpets, cheap fences that constantly fall apart, leaking faucets and roof lines causing leaks to occur by wind

Tributary is beautiful, and located at the back of The Park at Rivers Edge, a community with multiple subdivisions and shared amenities, including a clubhouse, a pool surrounded by beautiful mature oak trees, ponds, a baseball field, a playground, and a tennis court. The community has sidewalks throughout, offering plenty of paths for running and dog walking. The HOA dues are very modest considering the amenities. As for the homes, the Tributary units are beautiful inside and out. When you come through the front door, the home feels open and spacious. I love the tall ceilings and the included features, like the stainless steel appliances and granite counter tops. The buying process was smooth, the agent (Chad Murdock) was extremely knowledgeable and took all the time my wife and I needed to find us the right home, and 3 yrs later I still LOVE my Hunter Quinn Townhome.

Nice, wooded community with gated entrance. Gate Security employees are always pleasant. The actual condos are older, but have "good bones" and the floor plans have good flow. The small enclosed screen porches are definitely a plus. And, this neighborhood is conveniently located to EVERYTHING!
