Three16 Property Management

Lived in Grovetown Crossing with Three16Property management for the last two years. Although it was my first time living on my own and paying my own rent, it was a flawless experience. Move in was super easy, submitting maintenance requests and paying rent (even while on a deployment to the middle east) were easy, and move out took less than 15 minutes. Granted, I did everything I could to leave my unit better than I found it. Overall, amazing place to call home and it's location in relation to Fort Eisenhower can't be beat.

This place was fine other than the hole in the wall that came with my home. but they took 90% of security deposit they say they would show me pictures and an invoice of the damages and i have yet to receive either. they are scammers who was gonna find any reason they could to get 90% of security deposit.

We lived at Harris Ridge for 3 years under the property management of Three16 and have nothing but good things to say. Maintenance request were always taken care of super quickly, even after Helene. Managment was always super friendly and professional. The community is also very quiet and family friendly.

I live in Stonewyck Townhomes! I have been here for over 10 years and pay my rent on time! The management staff at this place is unsatisfactory! During the years I have seen management change from bad to now worse! The only thing their concerned with getting their rent money. When you make request to the staff or complain about something, they never do anything about it. They say they will look into the problem but they never do. They take forever to respond to an email or not at all. If I could move I would but rent prices are so high everywhere else and it tales money to move as well. I am so dissatisfied with the lack of respect they show to the people who live here. For the amount of money we pay for rent there should be amenities on this property but there's not. They expect us to up

I have been with this company for the past 8 years and it has been the BEST experience I have ever had! Any time I need maintenance, they are always on point with getting the orders completed in a timely matter, which speaks volumes to me because I have been with other companies and have had to follow up with them to get the request completed. NOT here!!! My property manager, Stephanie Smith, has been my saving grace more times than a few!! She is very humble and have always worked with me with whatever issue I have had. She is very professional and great at what she does! You don't find too many like her-at least I havent, hence the reason my tenure has been as it is. She has always communicated and listened to my needs and I just love her spirit. I'm not sure what the hype is all about
