Whenever you walk in to the front desk, Oliver always greets you with a big smile, and makes you feel so welcome - a real star whose incredible nature should not go unnoticed. ****IMPORTANT - avoid renting through fllat.com - awful experience*************************************************************************** Keith was bullying, cowardly, deceitful, awful customer service, and with v dodgy practices. Theory is a great complex! It is very clean, has great amenities, staff and an amazing location in Union Market close to so many great restaurants, Trader Joe’s and other popular sites. I love how close it is to the metro for quick access to everything in DC! Kaida from the leasing office is amazing and is always very helpful and knowledgeable.

The front desk staff has been integral in making me feel safe and welcomed at Theory since I moved in over two months ago. I always come home to smiling faces and genuine interest in my days. Special shout out to Oliver, who is wonderfully solution-oriented and has aided me in swiftly resolving issues I have had with my key fob and parking.

Great amenities and monthly events. Fast elevators Safe and lots to do in the area. Towards the end of our time there the office dropped the ball on communications and there were a few leaks and floods in the brand new building

Do yourself a favor and look elsewhere. I don’t usually leave reviews, but this place deserves a warning label. Between the constant smoke, sewage smells, and water damage that causes mold, Theory is a disaster. Management ignores complaints, and incentivizes 5 star ratings from residents and maintenance never fixes anything long-term. It’s extremely overpriced for the experience. Don’t be fooled by the look of the building; there are much better options in NOMA.
