Theory Syracuse

Living at theory has been great! They are super fast with maintenance requests and the common areas are always well kept. I Love having the shuttle to take to campus and the giveaways are a fun bonus!

Without a doubt, the single worst corporation I have every dealt with in my entire life. I can't waste any more energy on Theory Syracuse....but shame on the corporation and their businesses practices. I will say, the local staff were friendly and helpful, and the location worked for what we needed. But, buyer beware.

My fiancé and I stayed at theory for just a year but the problems were many. From a maintenance worker letting himself into our apartment while my fiancé was half undressed to the amenities rarely working. We recently just moved out on the 7/31/2025 and made sure the apartment was absolutely spotless as they are known to be reluctant with giving your security deposit back. Well upon leaving we had drop our key fobs and mailbox key off. We received an email claiming they never received those and told us to dispute it in a week when they can simply check the cameras and realize it was most likely lost on their part and are now charging us $150 for them. I’m hoping someone reaches out and this problem is resolved asap as this is unprofessional and disrespectful after all we’ve been through w

I really like living here! Super close to campus, free shuttle service, and a space to call my own. There's also monthly events, many of which involve free food ;)

This company has a true gem when it comes to my leasing consultant, Samantha! It's truly rare to find somebody as hardworking, caring and passionate. I truly believe she puts her blood, sweat, and tears into everything she does and it shows. She had such in-depth knowledge on all of the properties amenities including the hot tub, two saunas, a gym, outdoor theatre, fire pits and more! She readily provided details about each unit, allowing me to make an informed decision. I could tell that she truly cared about me and my experience. Her friendly and approachable attitude make me feel comfortable asking questions and exploring all my options. She made the entire apartment search process incredibly smooth from start to finish and I truly appreciate her professionalism and positive attitude. N
