The Village at Valencia

I was told I would be entered into a raffle if I wrote a review. Clearly this isn't against Google's policies since all the 5 star reviews were written in response to a manager named Scott who promised the same a few years ago. So I decided now would be the perfect time to share my experience. The Village at Valencia is awful. The terrible property owners sold to an ever worse property owner while slew after slew of incompetent and uncaring property managers kept coming and going. None of them fixed any of the problems, and some of them made things infinitely worse. At one point while I was living there, a police shootout took place. I tried to leave a review for 6 months, and every time I did, it mysteriously got taken down. Days after the former property manager left, I was finally able to speak my side of the story. And boy, is there a lot to tell. At least half of the reviews are here for one reason and one reason alone. They're all from a brief period when the former owners finally brought in one manager who cared and tried his best to fix the problems here. He didn't last very long, and things turned very, very bad after he left, but the reviews remain.... Everything changed drastically when SHE took over in 2021. We all started to walk on eggshells every day until 5pm when SHE got into her Lexus and drove away. First began the arbitrary and inconsistent rules. I have lived for 3 years. I am not used to apartment life but this experience is amazing! Scott Harris, the property manager, is attentive to my concerns and needs. He operates in a professional and efficient manner. Scott is very approachable and concerned with my community. Maintenance crew, Lonnie, Carol and Andy, are prompt on doing repairs and professional at the same time. Issues are resolved in a timely manner without disrupting my life style. I would, and have, recommended to others.

5 stars for Scott the office manager and Andy from maintenance!! Thank you guys for getting all the outside lights working all over the property. It's a wonderful thing to be able to see going down a flight of stairs and to your car to go to work at night. I greatly appreciate you listening to my concerns and caring enough to get things fixed in such a timely manner. Great job!!

I’ve been living here for over a year. I would NOT RECOMMEND it, especially if you have kids. It’s rough around the edges, god forbid you are late to pay your rent. They charge $150 fee. Which is outrageous. Legally, apartments can only charge a reasonable 5% late fee. Not to mention the roaches, the constant smell of mold in the air no matter how badly you keep your place clean. They do “pest control” every Monday. Which only consists of someone coming in your house, putting a couple dots of roach poison goop on your cabinets, then leaving. The building I live in has a lot wrong with it. Water is always backing up, bathtubs and sinks don’t drain. Apartment floods. Water is always being “shut off for repair work” in multiple buildings of the complex. I could keep going. But just know it’s
