To all with disappointed reviews: Georgia landlord/tenant laws protect both parties to the fullest and the judges DO NOT play with landlords neglect. You must send emails of your complaints to landlord, keep records of emails & previous payments. Give landlord 14 days to comply (per GA laws) if all previous complaints are not fixed you may withhold rent. The landlord will take their steps; wasting money issuing evictions in hopes that you do not follow thru. When you recover this paperwork, go to the address for the court (or online if applicable) and reply to the demand letter. Let every complaint be known, the stress or problems (like respiratory issues due to mold) you’re having, and how the landlord has “breached” the agreement that you have. Please do not move here!!! The roaches, mold and bugs will eat you alive at night. You’re paying for pest control and they never come. The leasing office looks amazing on the inside, but please don’t think the units will be the same way because they won’t. This complex has been sold numerous of times. They have no cameras throughout the complex but at the leasing office for their own sake but leave their tenants responsible for car break ins, etc. They will not work with you. They only care about your money!!! Your rent rate will go up without notice!! Please be smart. I’m trying to save someone from how I was did!! They will mess you over in the end!! Be wise
